Building Services
The mission of the Building Services department is to provide full maintenance and repair services for all UNC-Chapel Hill facilities and to ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service.
Building Services supports more than 300 campus buildings with more than 18 million gross square feet of space. The following teams provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University.
Campus Maintenance
Campus Maintenance operates, maintains and improves the physical environment of the University through a complete line of shop services that include carpentry, electrical, plumbing, masonry, insulation, preventive maintenance and special laboratory equipment repair. Available services include:

Energy Management Control Systems (EMCS)
EMCS utilizes comprehensive building monitoring workstations to monitor University buildings that contain HVAC Building Automation System (BAS) controls. These workstations allow EMCS to triage building issues, remotely control HVAC systems, monitor building environmental conditions and identify building energy savings. In addition to building monitoring, EMCS also creates in-house HVAC graphics designs, programs BAS controls, manages BAS gateways and provides IT network diagnostics.

Housing Support
Housing Support provides a comfortable, safe, attractive and functional campus living environment for student residents and resident staff. Services include facility inspection, maintenance, repair, design and minor construction/renovation services to the 32 campus residence halls and three apartment communities, which consist of approximately 54 buildings. Housing Support also operates and maintains an electronic access control system and pest control services for all Housing facilities. Available services include:

HVAC Systems
The HVAC (Heating, Ventilation, and Air Conditioning) department exists to maintain, optimize, and improve indoor air quality, energy efficiency, and occupant thermal comfort in support of the University’s teaching, research, and public service mission. Additionally, the department ensures proper function of certain refrigerated food service equipment, critical scientific refrigeration, and specialized laboratory environmental controls. As a unit of Building Services, the HVAC group serves all University buildings excluding most of the hospital and student housing. Available services include:

Life Safety Services
The mission of Life Safety Services is to perform excellent operations and maintenance of life safety systems in support of the University’s teaching, research and public service mission. Available services include:
